How to install large format tiles — key requirements

Large format installation has specific requirements that standard tile installation does not. Brief your contractor on all of these before work begins.

Prepare a perfectly level sub-floor
The sub-floor has to be level within ±3 mm across any 2-metre span. Check for hollow spots or high points and ensure they are filled or corrected to ground flat before tiling. Use a long spirit level and straightedge to inspect the entire floor area in multiple places and randomly. This is the most critical step to ensuring a long life of the flooring, as large format tiles cannot bridge uneven surfaces.

Use large format rated adhesive on the full bed coverage
Apply the large format rated adhesive to both the sub-floor AND the back of the tile, also called back-buttering, for tiles 800 mm and above. Remember that 100% contact area is required, and there should be absolutely no air pockets. Use a large notched trowel (10–12 mm) to ensure sufficient adhesive thickness and proper spreading. Standard tile adhesive is not sufficient for large format, which is why it is best to use Masterbond large format adhesive or equivalent polymer-modified adhesive.

Use tile levelling clips for lippage control
Tile levelling systems include clips + wedges and prevent lippage. Lippage is the condition in which one tile edge sits higher than the adjacent tile, creating a potential risk and leaving tiles vulnerable to damage. Lippage above 1 mm is visible and a trip hazard. Always use levelling clips for tiles 600×600 mm and above. Remember to remove clips and wedges before the adhesive fully sets, which should be after 20–30 minutes, depending on the adhesive brand.

Leave correct expansion joints
Large format tiles expand and contract with temperature, which is why it is recommended to leave a sufficient gap. Leave a minimum 3 mm grout joint between tiles and 10 mm expansion joints at all walls and fixed elements like columns or door frames. If expansion gaps are filled with hard grout, it causes tiles to lift or crack during the summer heat. The best solution to this problem is using flexible silicone sealant for expansion joints, instead of grout.

Wait the full adhesive curing time before grouting. It can take up to 24 hours for standard conditions and 48 hours if conditions are humid. Walking on large format tiles before the adhesive cures can cause tiles to shift due to movement and weight. It can create lippage that cannot be corrected without removing tiles completely and repeating the installation process.
